A warehouse roof is defined by scale. Everything that is a small problem on a small roof becomes a management problem when the same defect rate is applied across hundreds of thousands of square feet.

Area changes the arithmetic

A one percent failure rate on a small roof is a repair. The same rate on a very large warehouse roof is a program.

It also changes inspection. Nobody walks a large warehouse roof thoroughly twice a year without a plan, a marked roof plan and a defined grid pattern. Without those, the inspection becomes a stroll and the findings become anecdotes.

Wind uplift

Uplift pressure is highest at corners and perimeters, and a large rectangular warehouse has a great deal of both.

Perimeter fastening density, edge metal specification and corner enhancement are what decide whether a high wind event lifts a section. On older buildings the edge metal frequently predates current standards, and upgrading it is inexpensive relative to the consequence.

A mechanically attached single ply roof also flutters under wind, and sustained flutter fatigues fasteners and seams over years.

Skylights and translucent panels

Warehouses use daylighting heavily. Skylights and translucent panels reduce lighting cost and introduce three problems.

They are the most common leak point on the roof. They degrade under ultraviolet exposure, yellowing and embrittling over time. And once brittle they become a fall hazard, because a panel that will not hold a person looks identical to one that will.

Fall protection around skylights is a safety requirement, not a preference.

Minimal conditioning, maximum deck

Many warehouses are unheated or lightly conditioned across a very large deck. That combination produces condensation on the underside in cold weather, which lands on stored goods.

Where the building is heated and racked to the roof, the temperature gradient works the other way and makes vapor control the governing detail.

Fire protection

Sprinkler systems are supported from the structure and their piping interacts with the roof at hangers and penetrations. Any roof work coordinates with the fire protection system, and any impairment requires notification.

Racking decides phasing

This is the operational point most owners discover late. A warehouse racked floor to ceiling cannot have its roof opened above occupied racking.

Phasing has to follow where product can be moved to, which means the reroof program is designed around the warehouse management system rather than around the roof.

What to establish first

Roof area and system. Edge metal condition against current standards. Skylight count, age and condition. Sprinkler arrangement. Racking layout and what can be cleared.
