Mobile home roofing spans an unusually wide price range because the options differ in kind rather than in grade. A coating and a framed pitched roof are not two versions of the same purchase.

Costs vary widely by market and home, so this explains the structure rather than quoting figures.

The four options, by cost order

Roof coating. The cheapest by a wide margin. A cleaned, prepared and coated existing roof. Buys years rather than decades and needs recoating on a cycle.

Single ply membrane. Meaningfully more than a coating and a genuine roof rather than a surface treatment. Longer service life and a proper system.

Metal roof over. More again. Durable, creates a ventilated cavity that helps with condensation, and changes the appearance.

Framed pitched roof over. The most expensive by a distance. Converts a shallow roof to a pitched one, transforms water shedding and condensation, and is a structural project.

The structural question comes first

Manufactured homes are built light. The roof structure was designed for the original covering.

Any option adding meaningful weight needs a structural assessment before it is priced, not after. This is the step owners skip and it is the one that matters.

A contractor who proposes a heavy system without raising the structural question has told you something about the rest of the job.

What drives the price within each option

Home size and roof area.

Condition of the existing roof, and specifically whether accumulated tar, sealant and previous patches have to be removed. Layered repairs are common and removal is real labor.

Whether ponding has to be corrected.

Penetration count: vents, air conditioning, swamp cooler, satellite mounts.

Ventilation work, which should be in every quote and frequently is not.

Access and site constraints, including whether a community restricts working hours or equipment.

Permit, where required, and structural assessment where the option demands it.

The comparison that matters

Cost per year of expected service, not headline price.

A coating recoated three times may cost more over twenty years than a membrane installed once. A framed pitched roof may outlast the owner's intended stay by a decade and never return that value.

Decide how long you intend to keep the home first. The option follows from it.

Where owners waste money

Coating over a roof that is already wet or has failed seams, which seals water in.

Coating without cleaning and preparing properly, which fails early at the seams.

Buying any solution while leaving the ventilation problem in place, which means the dripping continues and gets blamed on the new roof.

Applying another layer of patch over years of accumulated patches.

Insurance

Manufactured homes are often insured under a specific policy form with its own terms, and roof settlement provisions vary. Check whether the roof is settled at actual cash value and whether a roof age schedule applies before you assume a claim will fund replacement.
